Old Business:
Nelson Sensenig Poultry Barns Land Development Plans located on north side of N. Chapel Rd. – plans for approval and associated Lebanon County Planning Dept. letter attesting applicable requirements have been met was read. Board reviewed and recommends for approval – plans signed.
New Business
Clarence E. Jr. & Mary L. Keppley minor subdivision plan – Courtesy plan prepared by Light-Heigel Assoc., Inc. for comments, reviewed by Board. The project scope is the subdivision of an existing lot/duplex home down the party wall to allow for separate deeds. The subdivision makes sense however it will require zoning relief by variance for lot size and lot width, maybe others.
- A reference to correct zone (C-1) should be noted and that as per Section 9.02.L the R-2 dimensional requirement apply.
- Dimensional requirements on plan pertain to single family (detached) – should use requirements for semi-detached.
- Under “Site Data” – Proposed Lot 2 area is incorrect
- Each proposed lot shall require separate drive. It appears existing drive is shared now with adjacent owner to east….is there shared access agreement? If not and Lot 2 sold, this could become an issue.
- Each proposed lot shall require (2) off street parking spaces per Article 17 of Zoning Ordinance. Where do these families park now?
The Board concludes this subdivision, although it creates some zoning violations that will require variances, is warranted to allow for future sale of individual units.
